French Drain Installation in the East Bay

A properly designed French drain helps collect subsurface water and carry it away from foundations, crawl spaces, and other vulnerable parts of your property.

Overview

A French drain is a trench with perforated pipe surrounded by drain rock and, often, filter fabric. Water collects in the trench and flows through the pipe to an appropriate discharge point.

Effective drainage depends on slope, soil conditions, where water is coming from, and where it can legally and practically be discharged. Some sites also need catch basins, surface drains, or a sump system. We design the layout around your property’s conditions.

Common warning signs

  • Water pooling near the foundation after rain
  • Saturated or muddy areas in the yard
  • Water entering the crawl space or basement
  • Runoff from uphill properties or hillsides
  • Erosion along walkways or retaining walls

How we approach it

  • Perimeter drains

Collecting groundwater along foundation walls before it reaches the crawl space.

  • Yard and slope drains

Intercepting runoff from hillsides and saturated areas.

  • Catch basins and inlets

Collecting surface water at low points and walkways.

  • Retaining wall drainage

Relieving water pressure behind walls with drainage fabric and rock.

Frequently asked questions

Will a French drain fix my wet crawl space?

It can help when groundwater or subsurface runoff is the cause. Other sources, such as plumbing leaks or downspouts, need different solutions, which is why we evaluate the source first.

Where does the water go?

Water is directed to an appropriate discharge point, which depends on site slope and local requirements. Some properties need a sump pump to move water to a suitable outlet.

Does a French drain need maintenance?

Catch basins and cleanouts should be checked periodically and kept clear of debris to help the system perform as intended.
